Broken foundations, beat up interiors, burned out rooms…they are all okay. When Humpty Dumpty fell off the wall, it may have been PrimeLending that put him back together with one of our renovation or construction loans. If you have the vision, we have the funds. Big or small, planned or not, these programs are a beacon of hope to many.
Inscribed on the Statue of Liberty is a quote by Emma Lazarus that reads,
“Give me your tired, your poor,
Your huddled masses yearning to breathe free,
The wretched refuse of your teeming shore.
Send these, the homeless, tempest-tossed, to me:
I lift my lamp beside the golden door.”
It’s an inspirational quote that speaks to a fresh start. The same can be said of certain homes. They too need a fresh start or just a little love. We’ll take the beaten up, burned, bruised and battered homes and give them a fresh start.
Nearly a deal-breaker
A client recently switched to a renovation loan at the final walk through when they noted damaged floors under some furniture and rugs.
These floors nearly became a deal breaker. Luckily a quick thinking lender, with a renovation program in his back pocket was the lender for this home purchase. Information was gathered, and a contractor was registered with us within 30 minutes! We were able to get the upgrades made to the home, include the cost in the loan amount and get the deal closed on time.
Another client was doing their final walk-through during the rainy season. Thankfully so, because they found a gushing leak in the roof that would have set them back $15,000 had they closed. The seller was willing to cover the repair but didn’t have the money on hand. So, we used a seller funded repair escrow to hold the money back after closing while the repairs were made. The contractor was paid when he was finished and the buyers were extremely happy.
We understand that a perfect home won’t always appear in your ideal neighborhood. However, if the property just needs a little more love or a fresh start, we can help. Call or message us today with any questions.
